Local knowledge

Living in Pretoria East

Pretoria East has the densest concentration of retirement villages in the country. Along the Lynnwood and Garsfontein roads and out to Equestria and The Willows are dozens of established villages: Faerie Glen Renaissance, Glenhaven and Haven Village in Garsfontein, Willow Haven, Protea and Masonic Haven in Die Wilgers, Pretoria Oos Aftreeoord and Equestria Village, and the newer Featherwood, Waterkloof Marina and The Retreat at Hazeldean. Olympus and Equestria also host a cluster of frail care and dementia homes.

Private hospitals are everywhere: Life Wilgers, Netcare Pretoria East, Mediclinic Kloof, Life Groenkloof and Netcare Jakaranda, with Steve Biko Academic as the provincial centre. OR Tambo is about 45 minutes by the R21.

Prices are among the most reasonable in any metro. One-bedroom units in older villages sell from R690,000 in Lynnwood and about R1 million in Garsfontein, two-bedrooms from R1.3 million to R2.8 million, and new estates from about R1.4 million to R5 million. Many of the older villages are community-run with frail care on site. See retirement village costs in Gauteng for what the levy covers.

About assisted living

Assisted living sits between independent living and frail care. Residents have their own room or small apartment, and the facility provides meals, laundry, housekeeping, medication reminders and staff on call, without 24-hour nursing.

Questions families ask

Assisted Living in Pretoria East

Which Pretoria East retirement villages have frail care on site?

Featherwood Retirement Estate in Pretoriuspark, Waterkloof Marina in Waterkloof Ridge (24-hour frail care and a dementia centre), Pretoria Oos Aftreeoord in Equestria, Glenhaven in Garsfontein and the Protea village in The Willows all have care on the property. Olive Crescent and the Adcare and Medifrail homes in Olympus and Equestria are stand-alone care centres.

How much is a retirement unit in Pretoria East?

Listed prices in 2026 ranged from R690,000 for a one-bedroom at Lynnwood Oord and about R1.07 million in Garsfontein, to R1.65 million for a two-bedroom at Zambezi in Montana and R2.5 million to R5 million in the newer estates. Levies run roughly R2,000 to R7,000 a month.

Is there cheaper frail care in Pretoria?

Yes. Ons Tuis Riviera publishes a rate of about R8,700 a month, and SAVF, Residentia and church homes across the city take residents on the state pension with a waiting list.

What is the difference between assisted living and frail care?

Assisted living gives support with daily life (meals, cleaning, reminders) to people who are still largely independent. Frail care provides 24-hour nursing for people who need hands-on help with bathing, dressing, moving or eating.
