Local knowledge

Living in Centurion, Montana & Pretoria North

Centurion and the northern suburbs of Pretoria have the most affordable villages in the capital. Lyttelton and Die Hoewes have long-running community villages such as Protea and Lofdal, with two-bedroom units listed around R1.25 million to R1.3 million. Montana, Sinoville and Akasia in the north have Zambezi, Bergvallei, Montana Retirement Village and the Eden villages, and Rietfontein has Trans-50's Jakaranda Park and Jakaranda Park Retirement Village. Retire at Midstream, Midstream's own village with frail and dementia care, sits at the top of the market.

Hospitals: Netcare Unitas and Mediclinic Midstream serve Centurion, Netcare Montana and Mediclinic Legae the north, and Life Eugene Marais is between them. OR Tambo is 35 to 45 minutes from Centurion via the R21 and about an hour from Akasia.

This is where Pretoria families look when a pensioner needs a safe, Afrikaans-speaking community rather than a resort. Many of the homes are run by the SAVF, Residentia or church foundations and take the state pension. Our frail care costs in Gauteng guide explains the subsidised route.

About retirement villages

A retirement village is a secure community of houses, cottages or apartments for independent older people. Most have a clubhouse, a dining room or coffee shop, maintained gardens and 24-hour security, and many add a frail care centre so residents can move into care later without leaving.

Questions families ask

Retirement Villages in Centurion, Montana & Pretoria North

Which Centurion retirement villages have frail care?

Retire at Midstream has frail and dementia care next to Mediclinic Midstream. Protea Retirement Village in Lyttelton and Centurion Rusoord have care on site, and La Vie Care runs step-down and frail care in Centurion.

How much do retirement units cost in Centurion?

Two-bedroom units in Die Hoewes were listed at R1.25 million to R1.3 million in 2026. Apartments at Birdhaven near Midstream start at about R1.19 million. Retire at Midstream and Midstream's sectional-title units run from R2.5 million.

Are there subsidised homes in Pretoria North?

Yes. Huis Hermon and the Residentia homes in Pretoria North, Huis Vergenoeg in Villieria and SAVF homes across the north take residents on the state pension. Apply to more than one, as waiting lists are common.

How does a life right work in a retirement village?

You pay a once-off amount for the right to live in a unit for life. You do not own it. When the right ends, the village resells it and repays an amount set out in your agreement, which may be a fixed share of the original price or of the resale price. These schemes are regulated by the Housing Development Schemes for Retired Persons Act.

Is there a minimum age for a retirement village?

Most villages set a minimum age, commonly between 50 and 60. Check with the village, because the rules differ and some allow a younger spouse.
