Local knowledge

Living in Umhlanga, Ballito & the North Coast

The North Coast is where KwaZulu-Natal's retirement market has moved. In ten years the strip from Umhlanga Ridge to Ballito has gained Evergreen Umhlanga Ridge, Shoreline Sibaya with its TotalCare centre, the 260-unit Mount Edgecombe Retirement Village with a R100 million care centre, Twilanga and Pioneer Park in Umhlanga, and Palm Lakes and Coral Cove at Ballito. Salt Rock now has the third-highest average retirement property value in the country.

Hospitals are excellent and close: Netcare Umhlanga, Gateway Private and Busamed Gateway at Umhlanga Ridge, and Netcare Alberlito in Ballito. King Shaka International is 15 minutes from Umdloti and 25 from both Umhlanga and Ballito, which makes it the easiest part of KZN for children flying in from Gauteng.

Prices are the highest in the province. Studios at Shoreline Sibaya were launched at R1.55 million, two-bedrooms from R2.55 million and three-bedrooms from R4.8 million; Mount Edgecombe units start around R2 million to R2.5 million. Summer humidity is real. For the full comparison with Durban and the South Coast, read where to retire in KwaZulu-Natal.

About frail care

Frail care is round-the-clock nursing for older people who can no longer manage daily activities on their own. Care is given by registered nurses, enrolled nurses and care workers, and most facilities also offer short-term respite and post-hospital recovery stays.

Which Umhlanga retirement estates have frail care?

Mount Edgecombe Retirement Village has a TotalCare centre offering assisted living, frail care and dementia care. Shoreline Sibaya has an on-site TotalCare centre with frail care and assisted living. Twilanga in Umhlanga Rocks and Pioneer Park in Prestondale have care on site, and Evergreen Umhlanga Ridge has a care centre.

How much does a retirement unit cost in Umhlanga or Ballito?

Launch prices at Shoreline Sibaya were R1.55 million for a studio, from R2.55 million for two bedrooms and R4.8 million for three. Mount Edgecombe Retirement Village units start around R2 million to R2.5 million, and estate stock in Ballito averages above R3.5 million.

How far is Ballito from the airport?

King Shaka International is about 25 minutes from Ballito and from Umhlanga, and 15 minutes from Umdloti and Sibaya.

How do I know if my parent needs frail care?

Frail care is usually needed when someone needs hands-on help with several daily activities, such as bathing, dressing, getting out of bed or eating, or needs nursing supervision for medication or a medical condition. A GP or a facility's nursing manager can do an assessment.

Does medical aid pay for frail care?

Generally no. Medical schemes may cover a short post-hospital stay in a step-down facility, but long-term frail care is normally paid privately. Check your parent's specific scheme and plan.

Can we try frail care before committing?

Many facilities offer respite stays of a week or more. This is a good way to see the care, and for your parent to get used to the place.
