The province

Dementia Care in KwaZulu-Natal

KwaZulu-Natal is the retirement coast that families overlook. The province holds about 14 percent of South Africa's retirement units but seven of the twenty most valuable retirement towns, led by Salt Rock on the North Coast. The water is warm all year, King Shaka International is 30 minutes from Umhlanga and Ballito, and a two-bedroom unit in a village with a care centre costs well below the same thing in Cape Town or Hermanus.

The market splits into five very different districts. Umhlanga and the North Coast have the new estates with TotalCare and Evergreen care centres. Durban's Berea has the old, affordable villages and the non-profit homes run by TAFTA and KZN Care. The Upper Highway from Kloof to Hillcrest is green, cool and full of established villages with frail care. The Midlands around Howick and Hilton are the province's quiet retirement heartland. The South Coast from Amanzimtoti to Margate offers life-right cottages from about R1.2 million.

Our town guides take each district in turn. For money, read frail care and village costs in KwaZulu-Natal, and for the bigger decision, where to retire in KwaZulu-Natal.

About dementia care

Dementia care units provide a secure environment and staff trained to care for people with Alzheimer's disease and other forms of dementia. Good units have safe walking routes, a calm layout, daily routines and activities designed for memory loss.

Not every frail care centre has a dedicated dementia unit, so ask specifically. A secure unit matters if your parent wanders or becomes distressed.

Questions families ask

Dementia Care in KwaZulu-Natal

Where do most people retire in KwaZulu-Natal?

The Upper Highway (Kloof, Hillcrest, Waterfall), the Howick and Hilton Midlands, Umhlanga and the North Coast, and the South Coast around Scottburgh, Pennington and Margate. Each has a different feel and price level, which our town guides compare.

How much does frail care cost in Durban?

A 70-bed private care centre in Hillcrest publishes 2026/27 rates of about R27,300 a month for a four-bed frail care ward and R36,000 for high care, with catering billed separately at R7,200. Non-profit homes in Durban charge R5,000 to R8,700 a month, and TAFTA puts full-time private frail care at R30,000 to R40,000.

Is the KZN North Coast good for retirement?

It has the warmest sea, the newest estates and an international airport 30 minutes away. Netcare Umhlanga, Gateway Private and Netcare Alberlito in Ballito provide private emergency care. Prices on the North Coast are the highest in the province, and humidity in summer is real.

Is KwaZulu-Natal cheaper than the Western Cape for retirement?

Generally yes. KZN house prices rose about 3.5 percent in 2025 against 7 to 9 percent in the Western Cape, and a comparable life-right cottage on the South Coast or in the Midlands costs roughly half what it would in the Helderberg. Umhlanga and Salt Rock are the exceptions and price like the Cape.

When should someone with dementia move into specialised care?

Common triggers are wandering, safety risks at home, increasing confusion at night, and a family carer who can no longer cope. A memory clinic, GP or the facility's nursing manager can help assess whether a secure unit is needed.
