Local knowledge

Living in Caledon & the Overberg

The inland Overberg is wheat and canola country between the N2 and the coast. Its towns are small, safe and inexpensive, and several have a retirement village or a community-run home for older persons. Napier Retirement Village is the best known, with cottages, assisted living and its own frail care unit. Larenbosch in Botrivier, ACVV Heidehof in Caledon and two homes in Swellendam round out the options.

Caledon is about 1 hour 15 minutes from Cape Town International, Napier and Bredasdorp about two hours, and Swellendam about 2 hours 30 minutes. Each town has a provincial hospital, but the nearest private hospital for most of the area is Mediclinic Hermanus, so families should plan for a drive for specialist care.

If you want a coastal town instead, see Hermanus and the Whale Coast. For the true monthly cost of care in a small town, read our frail care costs guide.

About retirement villages

A retirement village is a secure community of houses, cottages or apartments for independent older people. Most have a clubhouse, a dining room or coffee shop, maintained gardens and 24-hour security, and many add a frail care centre so residents can move into care later without leaving.

Questions families ask

Retirement Villages in Caledon & the Overberg

How much does frail care cost in Napier?

Napier Retirement Village quotes frail care from about R14,300 a month, including living and care levies. That is well below most Cape Town and Helderberg rates.

Is there a private hospital in the Overberg?

Mediclinic Hermanus is the main private hospital for the region. Caledon, Swellendam and Bredasdorp have provincial hospitals for day-to-day and emergency care.

Which Overberg towns have retirement villages?

Napier and Botrivier (Larenbosch) have retirement villages. Caledon, Swellendam and Bredasdorp have homes for older persons with frail care, several of them run by the ACVV with subsidised beds.

How does a life right work in a retirement village?

You pay a once-off amount for the right to live in a unit for life. You do not own it. When the right ends, the village resells it and repays an amount set out in your agreement, which may be a fixed share of the original price or of the resale price. These schemes are regulated by the Housing Development Schemes for Retired Persons Act.

Is there a minimum age for a retirement village?

Most villages set a minimum age, commonly between 50 and 60. Check with the village, because the rules differ and some allow a younger spouse.
